Trends: The Last 30 Days In Local Real Estate

In the last 30 days in the Roanoke area real estate 324 residential homes sold. 


The size ranged from homesteads to condos, from $25K to over $2M. Of the 324, 80 sold at asking price, 92 for under asking price and 154 for over asking. 


Of those under the asking it was an average of 2.9% less than asking, although 2 went for close to 25% less than asking, most were very close to the line. 


Of those selling over asking, the average was 5.61% over asking price with a handful in the 25% range, one close to 50%, however only 26 were over 10% with the rest falling in at less than 10% over asking price.


The average days on market was 45 with a max of 516. However, the list included many that were listed and sold in a weekend - almost 70 were gone within 4 days. Thus, it remains important to get to them early, especially if you're looking for a well-priced, turn-key home.


As always I recommend checking for new listings on a Thursday and making plans to go viewing early on the weekend and having your prequel in hand before the viewing so you're prepared to make a move if one turns out to be your dream home.
